The Buying Process in Spain

Purchasing property in Spain as a foreigner is straightforward, but there are specific steps to follow:

1. Get Your NIE Number

The NIE (Número de Identidad de Extranjero) is your foreign identification number in Spain. You’ll need it before you can sign any contracts or open a Spanish bank account. It can be obtained at the Spanish consulate in your home country or at a police station in Spain.

2. Open a Spanish Bank Account

Required for the property transaction. Most banks in Murcia are familiar with international buyers and offer English-speaking support.

3. Reserve Your Villa

A reservation deposit (typically €6,000–€10,000) secures your chosen villa and plot. This is deducted from the final price.

4. Private Purchase Contract

Usually within 30 days of reservation. A further payment of around 30% of the price is made at this stage.

5. Completion at the Notary

The final signing takes place before a Spanish notary. The remaining balance is paid, and the property is registered in your name at the Land Registry.

Costs to Budget For

Beyond the purchase price, expect approximately 12–13% in additional costs:

  • Transfer tax or VAT (IVA) on new builds: 10%
  • Stamp duty (AJD): 1.5%
  • Notary and registry fees: ~1%
  • Legal fees: ~1%

Do I Need a Lawyer?

Strongly recommended. An independent English-speaking lawyer (abogado) will review contracts, verify the property’s legal status, and ensure your interests are protected throughout. Budget around €1,500–€2,500.
